Former Down Recorder building goes on market

THE former Down Recorder building has been placed on the market with an asking price of £250,000.

The Downpatrick property is being sold by Alexander Reid & Frazer Estate Agents, who have said it is suitable for ‘commercial investment’ or for a ‘redevelopment opportunity’.

‘Occupying a prime and prominent position in the heart of historic Downpatrick, 2-4 Church Street represents a rare opportunity to acquire a landmark commercial property of significant heritage and versatility,’ the agents’ website reads.

‘Arranged over three floors, the building provides a range of office accommodation and ancillary store areas, offering flexible internal space suitable for a variety of commercial uses.

‘In addition, the property includes a second premises with a tenant currently in situ.

‘The building is perhaps best known as the former long-term home of the Down Recorder newspaper, which operated from the premises for an exceptional 189 years, underlining its importance within the commercial and cultural history of the town.’

It is stated that the property is ‘set within Downpatrick’s established commercial core’ and ‘benefits from excellent visibility, strong footfall and proximity to a wide array of shops, services and public amenities’.

‘Given its scale, layout, and central location, the property offers clear potential for continued commercial use, mixed-use development or residential conversion, subject to the necessary planning approvals,’ the website adds.

‘With its combination of historic significance, prominent town centre location, multi-floor accommodation and income-producing element, 2-4 Church Street presents a unique and compelling opportunity for investors, owner-occupiers and developers alike.’

The final edition of the Down Recorder, which was founded in 1836, was published in November.

Earlier this year, following the acquisition of the Down Recorder title, this paper launched a weekly Down Recorder edition of the Mourne Observer.
